Google Business Listing with no physical office location

Hey, everyone! As a business owner who works from home and doesn't have a physical office location.
Is setting up a Google business listing without location going to hurt my local search ranking? Should I get a virtual office so I have a physical location?

Donald is correct that virtual offices, P.O. boxes, etc. are ineligible as far as Google My Business listings go. What you are describing is a Service Area Business (SAB) if you are going to the homes of your clients or other remote locations to serve them. So, in order to be guideline-compliant, you'll want to list yourself as an SAB, using your home address, which Google will then hide publicly. The most important thing here is to avoid violating Google's guidelines ... that is a much more important consideration than how something affects your rankings.
There has been debate over the years as to whether businesses with physical, public addresses have a ranking advantage over home-based businesses with hidden addresses, it's true, but until you do get a staffed physical office to which customers come to do business with you, it's not accurate to represent your business as having one. So, list yourself accurately and focus all the energy you have on the ranking factors you can control. Hope this advice is helpful!

So I am web designer and I work from home mostly. I either meet with my clients at their office or a coffee shop. I currently have a virtual office that I literally never go to. I don't know if I want to pay rent for something I don't use.
I am concerned about if I switch my GMB from physical location to a service area business, that might hurt my ranking?

What type of business are you? Are you a service area business or do people see you at your office. My business is run out of my home as well. I use my home address for my business on google. So that is the physical location for me. You cannot have a po box or remote location to get a business verifies so you will need to set it up as a service area business. There has been some studies to suggest that google is bias to these type of business listings. However, I handle a couple custom home builders websites and this has not been an issue.
I have also set up custom local landing pages for these businesses to help them rank in towns that they want to be found in. Maybe you could do the same.

Verifying Google My Business After An Address Change

We are trying to verify our Google My Business listing, however, the current unverified listing is using an old address we no longer have access to. The only option for verification is through the mail. We tried requesting an edit but it didn’t go through. Would the best option be to create a new one and try to have the old (unverified) listing removed? Any insight would be appreciated. Thank you in advance.

Google My Business pages for New Construction Communities
I have a number of builders of new homes as clients. Typically, they build out a whole neighborhood at once and give the neighborhood a fancy name. We were planning to create Google My Business pages for these communities but then ran into some potential challenges. As new communities, they are sometimes not on Google's radar yet Some of them have model homes where you might take a tour with a realtor that serves the community exclusively but many don't. So here come the questions... Is there a way to make Google speed up its process of recognizing new addresses? I have to choose an address to associate with the GMB page, probably the address of model home. Is this going to create annoying problems for a buyer who someday buys that model home? Since some communities don't have a model home, I could arbitrarily assign an address of one of the neighborhood homes to the GMB page, but this leads to the same question about creating a GMB page that will exist after the builder has sold all the houses in the community. Will it be weird to have the GMB referring to someone's private residence down the road? My assumption is that claiming a GMB page would help with local ranking if someone searches for something like "new homes" in addition to providing easy driving directions to someone who has done a bit of research and Googles the name of the new home community while out driving and searching for homes. These seem to be the main benefits, but are the challenges associated with questions 1-3 even worth the trouble of trying to claim listings for these communities?

Business Name Not Showing Up in Google's Maps
I have a client whose name in not currently showing up on Google maps. Their business location only shows once their name or related keywords are searched, but their business name does not show when you only look for it on the map regardless of how far zoomed in you are to the actual location. I am wondering if anyone else has experienced this, or knows of a way to fix this. I have already contacted Google multiple times, and they told me that “business’ names are just randomly pulled”. The client is an HVAC store front business with good rankings and a fully optimized Google profile, so these reasons did not answer the issue. Hello, Looking for some guidance on how to appear and get listed in Google Points of Interest in the Search Engine Results Page. Like when searching for "attractions Seattle" at the top of the SERP these listings appear. Cannot seem to find some good resources on the topic as well. Thanks Conrad

Why would a website link disappear from a Google Place listing?
Hi, a local non-profit recently re-branded their name from MacDonald Center to Maybelle Center. When they updated their business information their website link disappeared. They've updated from within and dashboard to no avail. We've requested edits/updates via Google Map maker but it says Denied. Here's a URL for the SERP result. Can someone please explain why this is happening and how we can fix it? They are a great community organization who's about to receive some media coverage and we'd really appreciate it if users hearing about the group be able to easily access their new website.
They are aware of their duplicate listings but, typical of non-profits, have limited time and funds so are prioritizing to address more urgent issues first. However, I don't believe duplicate listings would cause such an issue but please let me know if I'm wrong here

No Location option in Incognito Search Settings
I was checking on a client ranking and went to Incognito in Chrome for the search. I went to search settings to set the location and thought I had done something wrong. I closed and went back to search settings and still no location setting. See attached. Interestingly, when I went to my signed in Chrome and set the location and then went to incognito and went to search settings, then location showed up for me. Should I change my local listing Service type from Brick and Mortar to Service Area in Google? And will it affect my ranking in a negative manner?
Currently my company Big Boy Bail Bonds, Inc is ranking very well for the city it is located and, currently service type is brick and mortar. But my Company does not only service people at our location but we service the entire county of Los Angeles. And I wanted to know if you would advise me on weather I should change the service type from brick and morter to service area. and if doing that would effect me in a negative manner when it came to my ranking? 2 businesses same phone number
I was wondering how I should approach a scenario where I am optimizing two different companies websites that have the same phone number but different addresses. This sounds like a weird scenario, however it is out of my control. Is treating them as two separate companies fine, or do I have to take special precautions when submitting business directories and what not? Thanks for everyone's help! As a side note, is their a way to use Moz Local with both companies, right now it is getting confused as to what business belongs to what listing.
