How important are edu and gov backlinks?

I have heard that edu and gov backlinks are important but how so in a niche area like mine - real estate? Perhaps I am missing the point but I do not see how either type of site would ever backlink to a commercial real estate entity. If these are that important in theory, are they obtainable in practice?

Difficult to obtain in practice without a significant creative campaign, and overall those links are as valuable as the inbound links to those sites and pages. Being .edu or .gov inherently does not give these websites more value from a link standpoint. The fact that they are .gov and .edu draws links to them - and that is the reason why most .edu and .gov links on quality, trusted contextual pages count for alot.

Are backlinks in the form of Footer or Sitewide links safe?
Hi There! Some of our competitors are using sitewide links in the header, footer or sidebar…is it ok to use these type of backlinks to increase overall backlinks. The site-wide links increase backlinks dramatically. Thanks Malik Zakaria

Backlinks from subdomain, can it hurt ranking?
I just started doing an SEO audit and noticed I have 40,000 some odd back links from an OLD version of our site that has been moved to a subdomain. The back links are for articles that already exist on our main site. I don't think Google is picking it up as duplicate content because that site isn't being crawled anymore. Could this hurt us SEO wise? I plan on removing the site, but how long after it's been removed should those back links disappear?

NoFollow & Directory Scraper Backlinks
I was wondering how important it was to remove/disavow: NoFollow backlinks - many ("buy viagra" etc). Directory backlinks - many questionable/generic directories. Obviously the focus is the equity passing links but both of the above constitute a significant proportion of backlinks to the site - I've seen that "scrapers" are seen as natural and obviously NoFollow do not pass link juice - but does the sheer number have a bearing and therefore make them equally important to address? Where I can find a backlink community exchange?
I know is difficult but it's worth to try. I am looking for a community eager to exchange links. I am in the venue rent for weeding and conferences in London and I would be delighted to find other people to exchange the links. At the moment my page is PR4 I have seen communities for games where they exchange anything, why don't link exchange!!!!
